Pensacola East Hill offers electic intown living that is convenient to everything with its city location minutes from downtown Pensacola, less then 10 miles from Pensacola Beaches, and just a short drive to the mall, as well as, the airport.
After 1900, the East Hill area began to develop as the town grew. Another home-buying incentive program is the Florida Housing’s First Time Homebuyer Program (FTHB). Qualified first-time buyers may receive a 30-year fixed interest rate mortgage loan through a network of participating lenders and lending institutions. Florida Housing also offers down-payment and closing-costs assistance to eligible borrowers, which can greatly reduce out-of-pocket expenses for the buyer. Even people who are not first-time buyers may be eligible for this program if they purchase a home in a specially designated target area. This program uses income and purchase price limits to determine eligibility.
More opportunities for first-time homebuyer grants
Local and regional incentive programs are available throughout the state. Some Florida counties and cities offer special financing assistance for low- or moderate-income buyers, especially those purchasing their first home. For information, talk with your local Board, a local lending specialist or go to your county government Web site.
Attractive mortgage rates Mortgage interest rates in 2009 hover at historically low levels, providing a tremendous financial advantage for buyers with good credit. For example, the monthly principal and interest payment on a 30-year, fixed-rate mortgage of $100,000 at 5.5 percent would be about $570 – well below the cost of renting in most Florida markets.
“The Fed’s action to slash interest rates, coupled with the actions by the Federal Housing Finance Agency and the Department of the Treasury, has driven down interest rates to make the dream of homeownership once again attainable for thousands of Americans,” says Charles McMillan, president of the National Association of Realtors® (NAR).
In a boon for investors, Fannie Mae also changed its current limit of four financed properties per borrower to allow five to 10 financed properties per borrower, when eligibility requirements are met.
The Federal Housing Administration also has increased the maximum mortgage loan limit. As a result, FHA-backed loans are growing in popularity and now make up about 30 percent of new mortgage originations, according to NAR.

Florida buyers have other options for financing a home, depending on their individual situation. One effective approach is seller financing: asking the current owner to hold a first or second mortgage in order to complete the sale. That means the seller would receive a steady stream of income (the mortgage payment plus interest) over the years, rather than an immediate lump-sum payment.
Some Florida employers offer housing assistance programs for relocating employees. This may be an option to explore in cases where the buyer is taking a new job with a large company, hospital or other organization.
A third approach is to see if the buyer has other assets, such as an income-producing property, a business, boat or recreational vehicle (RV) that could be used as security for a mortgage loan.

Big rebound in existing-home sales shows first-time buyer momentum.
ORLANDO, Fla. – Oct. 23, 2009 – Florida’s existing home sales rose in September, which marks more than a year (13 months) that sales activity has increased in the year-to-year comparison, according to the latest housing data released by Florida Realtors®. September’s statewide sales also increased over sales activity in August in both the existing home and existing condominium markets.Existing home sales rose 34 percent last month with a total of 14,419 homes sold statewide compared to 10,778 homes sold in September 2008, according to Florida Realtors. Statewide existing home sales last month increased 4.1 percent over statewide sales activity in August.Florida Realtors also reported a 77 percent increase in statewide sales of existing condos in September compared to the previous year’s sales figure; statewide existing condo sales last month rose 8.9 percent over the total units sold in August.All of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales in September; all but one MSA also showed a gain in condo sales. A majority of the state’s MSAs have reported increased sales for 15 consecutive months.Florida’s median sales price for existing homes last month was $142,000; a year ago, it was $174,900 for a 19 percent decrease. Housing industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less. The national median sales price for existing single-family homes in August 2009 was $177,500, down 12.1 percent from a year earlier, according to NAR. In Massachusetts, the statewide median resales price was $315,000 in August; in California, it was $292,960; in Maryland, it was $265,862; and in New York, it was $205,000.NAR’s latest industry outlook notes positive signs in the housing sector, but adds that extension of the federal first-time homebuyer tax credit would help sustain a fragile recovery. “Now that the market is showing some momentum, we have an opportunity to achieve a more rapid and broader stabilization in home prices,” said NAR Chief Economist Lawrence Yun. The national median existing condo price was $179,300 in August 2009, according to NAR.Interest rates for a 30-year fixed-rate mortgage averaged 5.06 percent last month, a significant drop from the average rate of 6.04 percent in September 2008, according to Freddie Mac. FAR’s sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written. Among the state’s smaller markets, the Pensacola MSA reported a total of 275 homes sold in September compared to 267 homes a year earlier for a 3 percent increase. WASHINGTON – Nov. 2, 2009 – On Thursday, the U.S. Congress passed a congressional resolution to extend the current higher Fannie Mae, Freddie Mac and FHA loan limits through 2010. The present, higher loan limits expire at the end of 2009 and revert to previous lower limits. The move still needs to be signed by President Obama, which is expected shortly. The National Association of Realtors® (NAR) thanked Congress for speedy action.“NAR commends both houses of Congress for their quick action in continuing these higher limits during a time for recovery in the housing market and national economy,” says NAR President Charles McMillan. “The higher limits, along with the homebuyer tax credit extension, are necessary to keep the markets moving at this critical time.“Home sales have shown significant movement upwards in the past six months, and reduced inventory in some segments of the housing market, but not in all. Home purchases in the middle-income and higher brackets have not moved much, and those markets must improve before we can experience a fully sustained housing recovery. These higher loan limits will help motivate qualified homebuyers to purchase in those markets,” McMillan said.The resolution would extend the present loan limits for FHA, Fannie and Freddie through the 2010 calendar year at 125 percent of local median home sales prices, up to a maximum of $729,750 in high-cost areas. The floor for FHA is $271,050; the floor for Fannie Mae and Freddie Mac conforming loan limits is $417,000.

Such agreements may be Asset Purchase Agreements, Share Purchase Agreements, Joint-Venture Agreements and overall all Agreements which aim at closing a financially large deal.
LOIs resemble written contracts, but are usually not binding on the parties in their entirety. A LOI may also be interpreted as binding the parties if it too closely resembles a formal contract.

A LOI may also be referred to as a memorandum of understanding (MOU), term sheet or discussion sheet. The different terms reflect different styles, but do not indicate any difference under law. A contract, in contrast, is a legal document governed by contract law.
There is however a specific difference between an LOI and MOU, whereby an LOI is the intent from one party to another and does not in this case have to be signed by both parties, whereas an MOU is an agreement between two or more parties, which should be signed by all parties to be valid.

He regretted that in the past he himself had been uncertain, but he could now be counted as a firm ally of progress and prosperity. The mayor got a standing ovation. The Pensacola mayor wasn't Mike Wiggins. It was W.E. Anderson who was speaking at the annual meeting of Pensacola's Chamber of Commerce in 1897.

The Great Gulfcoast Arts Festival is one of the most highly regarded and popular arts festivals in America. North Hill is an older neighborhood in Pensacola, Florida with unique architecture. North Hill is one of the largest residential historic districts in the State of Florida and is listed on the National Register of Historic Places. It contains more than 400 historic homes built between 1870 and the 1930’s. A stroll through our tree lined streets reveals a literal outdoor museum of architectural treasures from Queen Anne, Neoclassical, Tudor Revival, Craftsman Bungalow, and Mediterranean Revival to Art Moderne. It is protected by zoning regulations and governed by the City of Pensacola Architectural Review Board to ensure the preservation of its distinctive architectural character and compatibility of future development.
The North Hill District enjoys a strong sense of community pride, not only in preserving our historic homes, but in preserving a quality of life enjoyed for well over 130 years. North Hill is a place where families of all types are made welcome and where neighbors get to know their neighbors.
North Hill sits on a "Hill" NORTH of downtown Pensacola. The homes are located on a ridge of high land overlooking historic downtown Pensacola. Its history is rich, from battlefield to preservation district, and all points in between.
North Hill Pensacola homes are unique. Pensacola's historic North Hill is located near downtown and East Hill. Historic North Hill Pensacola, has many diverse architectural styles.
At the start of the 20th century, another group of Chicago architects was at the forefront in the devlopment of a distinctive midwestern residential mode know as the Prairie Style. The acknowledged leader and spokesman of the movement and the architect who produced the most noteworthy examples was Frank Lloyd Wright. The architect of the style consciously rejected currently popular academic revival styles and sought to create buildings that reflect the rolling midwestern prairie terrain on which they were to be built. As a restult, the Prairie house had a horizontal appearnace with a broad hipped or gabled roof and widely overhanging eaves. Often the roof was penetrated by a large, plain rectanglular chimney. Windows were usually casements arranged in horizontal ribbons. One story porches or porte cocheres, wall and terrances often extended from the main structure of the house and further emphasized its horizontal appearance. Achitects working in this style represent a major achievement, one of international importance, in American architectural development (Source: National Trust For Historic Preservation. The Greek Revival home is located in the North Hill Preservation District. The district is made up of 55 blocks of magnificent old family homes which were built "on the hill" to take advantage of the elevation and the cooling summer breezes from the Bay. Many of the homes were built during the booming lumber days of Pensacola when the influential citizens of the day wanted to be isolated from the noisy downtown area often plagued by drunken sailors and roudy lumbermen. The Queen Anne style home were usually built in late 1800s. The style described buildings that were inspired by transitional architecture of the pre-Georgian period when classical ornament was grafted onto buildings of basically medieval form. As in the home at 620 North Barcelona, huge medieval-type chimneys were common. The roof is gabled with second -story projections borrowed from French chateaux. The gable ends are ornamented with stylized relief decoration. The porches opens the house to the outdoors. The picturesque effects of the Queen Anne style were employed to the best advantage in substantial, free-standing residences. Alabama Square on DeSoto and Reus Street was part of Andrew Jackson's original layout of the city. The city was designed so that a park would be no more than six blocks from any residence. The park was restored and refurbished recently by the North Hill Preservaton Association. (Source: Pensacola News Journal. "Facelift-City Refurbishes Alabama Square". Nov. 10, 1975.) The square is the central park for the North Hill Preservation District. The park benches are popular spots in the park. There is a childrens area.
