Palafox Pier is a downtown property which has commercial businesses on the first two floors and residential on the upper two floors. There is residential garage parking with elevators in the rear for the home owners.

The auditorium has been removed for a downtown park. Above Palafox Pier is Palafox Pier marina with Port Royal which is downtown Pensacola's only waterfront gated community. Port Royal consists of residential property only from townhomes, condos and single family residences.

As new businesses and construction slowly transform the face of South Palafox Street, people are starting to take notice of one of the area's newest developments - Palafox Pier.
Smith Barney financial consultants moved into the second floor of one of the development's four-story buildings in January, and Pensacola attorney Bob Kerrigan has purchased the 10,000-square-foot second floor of the other building.
David Bailey, director of the city's Community Redevelopment Agency. Bailey, who was Palafox Pier's project architect before taking his current job in December, said the project offers the mixture of residential, commercial and retail space that city officials believe will draw people to reside downtown.
